According to the National Association of Realtors (NAR) out of the 87% of buyers that are going to the Internet to find their next home, 53% are going to Realtor.com. Q: In what parts of the country is your MLS listing service being offered?

A: Currently our MLS service is being offered in the following Michigan counties: Calhoun, Cass, Clinton, Genesee, Grand Traverse, Hillsdale, Huron, Ingham, Ionia, Jackson, Kalamazoo, Kent, Lapeer, Lenawee, Livingston, Macomb, Midland, Monroe, Muskegon, Oakland, Ottawa, Saginaw, Sanilac, Shiawassee, St. Clair, St. Joseph, Van Buren, Washtenaw and Wayne.

We are currently working on expanding our coverage to include all of Michigan, along with parts of southern California, with many other viable locations being considered.

Q: How do I get my listing on the Multiple Listing Service (MLS) and Realtor.com.

A: You must first list your property on Reozom.com, (List My Property) and meet one simple requirement; you must be willing and able to pay some type of "buyers agents fee", usually 2.5 to 3.0 percent depending on the property's asking price. The buyers agents fee is the commission paid to the buyers' agent. The buyers' agent, otherwise known as the buyers' representative is the real estate agent representing the buyer of your property.

You must be willing and able to pay a buyer's agents fee because in order to list a property on the MLS and Realtor.com, compensation in the form of a commission (the buyers agents fee) is required.

Please remember if you're not willing or able to offer a buyers agents fee, you still have the option of listing your property for free on Reozom.com @ http://www.reozom.com/?page=newlisting2, without having to offer any type of compensation.

Q: How and where do I offer the buyers agent fee?

A: During the listing process, on the "Enter Property Data" page, there is a section called "Compensations". Within the Compensations section you'll find; Buyers Agent Fee which is defaulted to "Yes", leave as is. Then tab over to "Amount $/%", it is defaulted to 3.0%, leave as is or change to desired amount.

Q: How long does it take from when I list my property on Reozom.com to appear on Realtor.com?

A: Approximately 36 to 48 hours, if for some reason your listing doesn't appear on Realtor.com within the specified amount of time mentioned above, please contact us at or by calling (810)987-3955.

Q: Is there any paper work I have to fill out in order to have my property listed on the MLS and Realtor.com?

A: Yes, the broker that has your listing will send you the necessary paper work that needs to be filled out by you, the property owner within two business day's.

Q: Is Reozom.com a licensed real estate broker?

A: No, all MLS listings are referred to a licensed real estate broker.

Q: Is there any other commissions or fees I have to pay, besides the initial fee, if my property sells?

A: No, there are no additional fees or any type of commission paid to us or the broker that has your listing when the property sells. The only fee or commission paid at the time of closing will be to the buyer's agent, assuming the buyer is working with a buyer's agent.

Q: How does my listing transfer from Reozom.com to Realtor.com?

A: The information that is obtained when listing on Reozom.com is sent to the designated broker for your area. The broker then takes your information and enters it in the Multiple Listing Service (MLS). At that point your listing will be transferred from the MLS to Realtor.com.

Q: Will my contact information appear on Realtor.com or will the brokers contact information appear?

A: Due to the rules of Realtor.com, only broker held listings may be posted on their site. Therefore only the brokers contact information will appear on Realtor.com.

Q: Who is responsible for showing my property to potential buyers?

A: You are, your listing broker will contact you when they receive a request for a showing. Many times the buyer will have a buyer's representative showing them your property. It's your responsibility to make sure they have access to the property, either by meeting them at the property to unlock the door or by using a lock box.

Q: Where can I obtain a lock box and how much do they cost?

A: You can purchase a lock box at any major hardware store for about 30 dollars each. You may also obtain a lock box from your listing broker for a small refundable deposit plus shipping and handling. Please keep in mind if you obtain a lock box from somewhere other then your listing broker, it is your responsibility to contact your listing broker to give them the code to the lock box, so they have it recorded and can pass it on to the buyer representative that is wanting to show your house.

Q: For security reasons, how do I know who's been through my house?

A: Your lock box number will only be given to licensed real estate agents. When ever there is a request for a showing, that particular agent's ID number is recorded along with the time they showed your property.

Q: What's the differnce between the MLS and Realtor.com?

A: Realtor.com isn't the MLS, but a stand alone website for real estate agents to expose their MLS listings to the public.

Q: Who do I contact if my listing doesn't appear on Realtor.com?

A: Yes, all you have to do is send us an e-mail to letting us know you no longer want your property listed on the MLS and we will have it removed within one business day.

Q: Is it possible to change my listing package from the one I have selected during the listing process?

A: Yes, you can upgrade to a higher valued listing package, by logging into your account and by clicking on 'ADD FEATURES AND SERVICES TO MY LISTINGS' and then click on 'UPGRADE LISTING PACKAGE'. The money that you put towards the initial package purchased will be credited towards the upgraded listing package.

Q: Will my listing appear any where else besides on my local MLS and Realtor.com?

A: Yes, it will appear on more tha 40 other listing sites, including Google, Yahoo, Zillow, Trulia, Vast, Craigslist, Zoocasa, Inetgiant, Kazork, Oodle, Point2homes to name a few.
